cmRENT History

Michael Saville & Susannah Raven (now Saville) created cmRENT in September 2003 having been unimpressed with the service received from other local agents with their own rented property portfolio. Michael was born & brought up in Chelmsford, Susannah in Braintree, giving us expert knowledge of these and the surrounding towns & villages. We set up our first office in Rainsford Road, Chelmsford, where we let 94 properties by the end of 2004.

In January 2005 we moved to a small but prominent office in Rayne Road, Braintree, where we grew rapidly, letting 256 properties in 2005 (that’s at least 1 every working day!). During that year we grew from 2 to 5 staff members with the addition of specific Accounts, Property Management and Administration staff.

In 2006 the rental market continued to grow and we obtained planning permission to extend our existing premises to cope with the extra business. It soon became apparent that this would not be large enough so we began our search for a new, larger office.

By October 2006 we had grown to 7 staff and after searching for nearly 6 months for a suitable size new office, we finally moved to a BRAND NEW 2169sq.ft modern office at Freeport Office Village, in Braintree which we own.

During 2006 cmRENT increased their number of properties let for one year to 291. We grew to 8 members of staff to cope with this extra workload.

In 2007 we introduced our 'Let4Sale' service for selling tenanted properties from 1 landlord to another. We also began producing our regular newsletter keeping Landlords up-to-date with market news, new services and special offers.

In April of 2007, we began the fleet of cmRENT branded cars and by the end of 2007 we had settled well into our new office premises and expanded on our previous year, letting 293 properties.

During 2008 Michael & Susannah married and we increased to 9 staff. We voluntarily became members of the TPO as another assurance to our clients of or quality standards. We added the option of having a Floorplan with an EPC and we let 295 properties.

In 2009 we increased to 12 staff with Susannah Saville leaving to have the cmBABY! We opened our 2nd office at Duke Street, Chelmsford and we increased our quantity of lets by a massive 29% on 2008 figures!

In 2010 we increased our staff numbers to 13 including 4 Licenced ARLA members. Our lets increased by approximately 17% letting our 2000th property on 10th November 2010. Our number of managed properties also increased by 29%.

Through 2011, our staff numbers increased to 18 and our total Property experience exceeded 100 years! We let our 2500th property in November and Let 523 properties, an increase of 16.7% on 2010. We increased our number of Managed properties to more than 440 properties for Landlords residing in the UK and abroad.

• Feb 2010 - Our staff numbers increased to 13
• May 2010 - Our fleet of vehicles increased to 8
• Oct 2010 - Mobile website for 'SmartPhones' launched
• Nov 2010 - cmRENT Let their 2000th property!
• Dec 2010 - We let 448 properties in 2010
• Feb 2011 - Team increased to 15 staff
• Apr 2011 - Online Magazine launched
• July 2011 - 18 staff in both branches
• Nov 2011 - Our 2500th Property was Let!
• Dec 2011 - We let 523 properties in 2011
