A Final Check-Out will be carried out as soon as is practical after the final day of your Tenancy. You have possession of the property until midnight of the final day of your Tenancy
, so the Final Check-Out will normally be carried out the next working day (not at weekends).
Our Inventory Clerk or the Landlord (dependant upon which service your landlord has from us) will carry out the Final Check-Out and produce a check-out report, comparing the contents & condition against the original Inventory which was produced at the start of the Tenancy.
We recommend that you check through the Inventory once you have moved out all your belongings and cleaned the property leaving it back to the same standard as per the original Inventory. By comparing the current condition of the property on your move-out day with the original Inventory you will be able to see what needs to be done to avoid any potential deductions from your Dilapidation Deposit.
If the contents and/or condition are found to be different, after considering fair wear & tear, then the landlord will need to make arrangements to return the property back to its original contents & condition and you may be charged the costs to do this from your Dilapidation Deposit. This may involve cleaning, decorating, gardening or other works. If any works are required, you will be charged an administration fee in accordance with your tenancy agreement, to cover the time to organise such works. If there are no works to be arranged, there will be no administration charge to you.
You should be advised you of any proposed deductions from your dilapidation deposit within 10 working days of your move-out date. If there are any deductions, they should be agreed with you in order to use your deposit money for this purpose. If no agreement can be made, the undisputed amount should be returned to you and the disputed amount should be referred to the Tenany Deposit Scheme where your deposit was registered. It could take up to 60 days for the Independant case examiner to reach a decision and award the disputed amount to either you or your landlord.
When you move out, you must advise us or your landlord of your new address details. The Dilapidation Deposit will only be returned by cheque in the post to your new address. It cannot be collected in person and it will not be returned by any other method.
If you have a dispute regarding the final check-out report, you will need to write to us or the Landlord, whoever carried it out.
If your tenancy agreement was an Assured Shorthold Tenancy which started after 6th April 2007, your Dilapidation Deposit should have been registered with one of the 3 authorised Tenancy Deposit Schemes. If you wish to raise a dispute about your deposit, you can write to the relevant Deposit Scheme as stated in your Tenancy Agreement.
