An Inventory is a very detailed list of the property carried out before a Tenant moves into the property. It lists all items internally & externally, including gardens (if applicable). It lists all rooms, the walls, ceilings, doors, windows and their components such as handles, switches, sockets, skirtings, etc. PLUS their current condition.

Due to new laws in April 2007 regarding the use of Tenants Deposit money, cmRENT recommend that an Inventory is carried out before every new Tenant moves in. This gives the Landlord and Tenant a clear record of the property and it's condition, which helps at the end of the tenancy with regards to the way the Tenant's Deposit is handled & returned.
The Inventory is charged to the Tenant and the cost is relevant to the size of the property as follows;
The Inventory needs to be checked by the Tenant, signed, copied and the original returned within 7 days of the move-in date. This is then kept on file throughout the term of the tenancy and is used as a reference after your move out day when a final check-out is carried out. If it is not returned within 7 days of issue, it is deemed to be correct and no later alterations can be accepted.
