An Inventory is a very detailed list of the property, internally & externally in the case of properties with gardens. It lists all components and their current condition. To give you an idea of how detailed this is, one of our inventories for a 2 bedroom property is usually over 20 pages long!

Due to new laws in 2007 regarding tenants Deposits, cmRENT now insist you have an Inventory using an Independent Inventory Clerk, who is a member of the AIIC (Association of Independant Inventory Clerks). This gives you, the tenant, much greater protection when it comes to the end of the tenancy with regards to the way your deposit is handled & returned to you.
The cost of the inventory using our AIIC inventory Clerk is included in your Holding Deposit. See the section on tenant referencing for full details. The cost of your Inventory is relevant to the size of the property and is calculated as follows;
The Inventory needs to be checked, signed and returned within 7 days of your move-in date. This is then kept on file throughout the term of the tenancy and is used as a reference after your move out day when a final check-out is carried out. If it is not returned within 7 days, it is deemed to be correct.
