'Let4Sale' is a NEW service from cmRENT due to the number of enquiries we receive from existing landlords asking, “What do i do if i want to sell my rented property?”. Normally our answer is, "Wait until the Tenancy ends and then put it on the market for sale with a reputable local Estate Agent."

What is ‘Let4Sale’?

‘Let4Sale’ is a simple and cheaper way to sell a rented property with the Tenant still in place. It can save you a lot of money selling the property to another Landlord, and will keep your Tenant happy too.

Most landlords wait until the end of the Tenancy period, before asking their Tenants to leave, then put the property on the market for sale once it becomes empty. This can lead to months of costly mortgage payments before the property is sold. 'Let4Sale' avoids this.

What are the benefits for the Seller?

Selling to another Investor/Landlord usually means that there is no chain and a quick sale, plus avoids any empty period. Selling with a Tenant in place means that you do not have to pay for a HIP too! Finally, our selling fee is cheaper than most Estate Agents will charge you.

What are the benefits for the Buyer?

Buying an already Tenanted property gives you the reassurance that it is a very rentable property. You know what the rental income will be from day one, there will be no initial letting fee, a good Tenant and no initial empty period either.

What does it cost?

cmRENT will charge a fixed fee to the Seller of just £1000+vat, only payable upon a successful sale. NO SALE, NO FEE! Compare that to even a 1%+vat local Estate Agents fee. (Most would charge you more than that!) We will not insist on a sole agency agreement, so you can advertise with one of our recommended agents too if you wish. If you are already tied in to another agent's Sole Agency Agreement you may need to discuss this with them before instructing us.
