No Smoking Policy

In line with our quality standards, we have a standard Non-Smoking policy for all our rented Homes. On 17th November 2004 we set a landmark by become the 1st Essex Letting Agent to specify a Non-Smoking policy throughout all our properties for rent. This comes after much national debate over the non-smoking issue in recent years. Ireland were the first in Britain to ban smoking in public places, soon followed by Scotland and England from 1st july 2007.

Smoking is very high in our thoughts at cmRENT. Since we only offer quality properties for rent, many of our Landlords do not want Tenants to smoke in their properties. This lead to a natural progression to ban smoking in all our properties.

We realise that there are a lot of smokers out there who may be offended at our stance on this subject, but we have both the landlord's property and the tenant's health & safety at the heart of this decision.

As well as the well-known health risks, smoking can lead to discolouration of upholstery, paintwork on doors, walls & ceilings or could lead to a fire which would be disastrous for both Landlord & Tenant. Smoking is one of the main causes of fires in the Home, so by eliminating this risk, clients of cmRENT will live safer, healthier and happier.

The Non-Smoking clause within our Tenancy Agreements reads:

Non-Smoking Policy

The tenant(s) and/or his visitors are not permitted to smoke inside the property, if smoking has occurred and damage has been sustained to the interior of the property or its contents, the tenant is liable for the costs incurred by the landlord in having any discoloured ceilings, walls, skirting boards, doors, etc. professionally redecorated or any curtains, furnishings, upholstery, carpets, etc. professionally cleaned or replaced.
