We will attend your property, give you our rental market appraisal, take photographs, room sizes & full details, market your property on cmrent.com, rightmove.co.uk, propertylive.co.uk, globrix.com and in the local newspaper. Any enquiries we receive are passed on to you to Do-It-Yourself! You must be fully conversant with the Housing Act, the Landlord & Tenant Act, The Tenancy Deposit Scheme rules, plus all other Safety regulations and property law!
We will provide a ‘Let Only’ service up to handing over keys on move-in day, then all details are passed on to you to deal with your new Tenant directly. You still get the full Advertising as above, plus Accompanied Viewings, Tenant Referencing, Tenancy Contracts and an extremely detailed Inventory by a trained Inventory Clerk.
We will provide our ‘Let Only’ service as stated above PLUS we will include Rent Guarantee Insurance & Legal Expenses Cover for the initial tenancy period for your extra piece of mind. Once provided, the Rent Guarantee Insurance policy can be renewed at each tenancy renewal date.
We will provide our ‘Let Only with Rent Guarantee Insurance’ service as above, up to the move-in day, PLUS register the Tenant’s Deposit, collect & transfer your monthly Rental payments, instruct and manage a Rent Guarantee Insurance claim if necessary, and deal with the Deposit return at the end of the Tenancy.
We will provide all the elements as stated in our ‘Let & Finance Service’ as above, PLUS carry out 3-monthly Inspections, be on-call 24 hours-a-day, 7 days a week, organise Maintenance work as required, deal with any legal aspects during the tenancy and arrange a Final Check-Out Inspection & Report.
Ideal for the Landlord Abroad or those who want a total service, we will provide our ‘Let & Management’ service, PLUS we will include the following; an initial Professional Clean (not including flooring or furniture), an annual Gas Safety Certificate & Boiler Service, your Tenancy Renewal fees (not re-let fees) and Rent Guarantee Insurance Renewal fees.
