We also advertise in some local newspapers, but due to press deadlines, this information can often be 3 days old when you read it, so it is best to check our website or register with us to get the latest properties sent to you first by e-mail!
You can register your requirements with us through our website, by e-mail, phone, post or in our office. We will need your contact details, some brief information about your circumstances, the type of property & location you are looking for and the maximum price you are able to pay each month.
Once we have this information we can instantly match you to any properties we currently have available and send them to you. If not, we will register your details on our website database and we will contact when suitable properties do become available.
Tenancy periods are normally 6 or 12 months and the tenancy is usually governed by an Assured Shorthold Tenancy Agreement, combined with a fully detailed written Contents and Condition Inventory of the property, prepared by our Inventory Clerk.
Most viewings are accompanied by a member of our staff who can help you with any questions you may have about the property or the tenancy process. If you would like to reserve a property, you will need to pay a Tenancy Application Fee which is non-refundable once paid. We will ask you to complete an application form and provide us with ID. We can then process your Tenancy Application by applying for Credit & Reference checks. We will not carry out any more viewings on the property you have applied for whilst we await the outcome for these checks.
Once your Credit & Reference checks have passed, we will agree your move-in date and send you the Tenancy Agreement to read & sign. This must be returned along with your Tenancy Deposit which is an amount to be held throughout the term of the tenancy. Once we have received the Tenancy Agreement & your deposit, we will place the property 'UNDER OFFER' and you are then legally bound by that contract.
If you are paying monthly, your first month's rent will be need to be paid prior to moving in to the property and your subsequent payments will be set up by standing order to leave your bank account on the same date that you moved into the property every month. If you are paying rent for the whole tenancy term in advance, this will need to be paid prior to moving in to the property.
During the tenancy, there may be periodic inspections of the property, usually at 3 - 6 month intervals.
At the end of the tenancy there will be a final check-out procedure before your deposit can be returned, based upon a comparison with the condition recorded in the original Inventory (allowing for fair wear & tear).
