What are my landlord's or letting agent's rights to enter my rented property?

The first step in applying for a tenancy of a cmRENT property, once you have viewed a property with us, is to pay an Application Fee. The cost if the application fee is dependant upon the number of adults intending to live in the property (all adults must be on the tenancy agreement), and also the size of the property. Once the application fee has been paid, each adult occupants will need to be credit and reference checked. We require that each person over 18 years old living in the property completes an application form and provides us with a copy of ID (either passport or driving licence) and a proof of residency.
For 2010, our typical (2 person, 2 bedroom property) Tenancy Application fees have been reduced for the 2nd year running! Contact us for details.
Once your Tenancy Application Fee is received and cleared, we will cancel any pre-arranged viewings and we will not carry out any further viewings whilst we process your application with our referencing agency. They will check your credit report plus check for any CCJ’s, bankruptcy and suspected fraud. If you are aware of any problems, please inform us before we process your application. We will also obtain a reference direct from your Employer and from your previous Landlord or Letting Agent if applicable.
This process can take between 2 days to 1 week to complete. The most common reason for a delay in your Tenancy Application is usually due to either lack of information on your form or your Employer or Landlord/Letting Agent not responding quickly. Please advise these people that they will be contacted by our Referencing Agency and ask them to respond urgently otherwise it could delay your Application and subsequently your required move-in date.
Only once your Tenancy Application is complete we will be able to confirm a definite move-in date and we will produce the Tenancy Agreement for you to read, sign & return along with your Dilapidation Deposit.
