During the Tenancy period there are certain responsibilities you have as the Tenant in accordance with the Tenancy Agreement which you will have signed.
The monthly rental payments must be paid on the specified date each month until the expiration of the Tenancy. The monthly rent is exclusive of utilities such as Council Tax, Water & Sewerage, Electricity, Gas, TV Licence and Telephone charges. Payment of these services is your responsibility.
NOTE: Failure to pay your monthly rent on time will be a breach of the Tenancy Agreement and may result in legal action.
We or the Landlord will arrange periodic inspections of the property giving you 24 hours minimum written notice. You will receive a written report detailing any points which we feel need yours or the Landlord's attention.
You will be notified of any cleaning, damage or repairs necessary, if it is deemed that such items are not due to fair wear and tear. You will be invoiced for these works at the end of the Tenancy if you do not attend to them prior to this.
It is your responsibility to report any maintenance issues to the Landlord or cmRENT (whoever is managing the property) quickly. If you fail to do so and a minor problem becomes worse, you could be liable for the cost of the extra damage caused by not reporting the issue earlier.
Small items such as a loose screw on a door handle and a blown light bulb or blown fuse are the Tenant's responsibility to fix/replace. Other larger items such as a leaky gutter, non-operating boiler are the landlord's responsibility.
Only true emergencies, such as a lack of Heating or Hot Water, water leaks, etc. will be treated as such. A broken door handle is not an emergency and may take a few days to respond to.
10 weeks prior to the end of the Tenancy period you have the option to renew the Tenancy Agreement for a further period or inform us that you wish to leave at the expiration of the Tenancy.
We may review the rent at this time in line with the current market price. Should you wish to either renew the Tenancy Agreement or continue on a Statutory Periodic Tenancy, we will produce the necessary documentation at an administration cost to you the tenant.
If either the Tenant or Landlord does not wish to renew the Tenancy Agreement for a further period, we will issue the relevant legal notice. The Landlord or a Check-out clerk may attend on/after the day of vacation to carry out a Final Check-out comparing the condition back to the original Inventory, allowing for fair wear & tear. They will also take final meter readings, but we recommend you also do this so you can finalise your bills.
If there are any repairs or cleaning which need to be carried out, the costs of these dilapidations could be deducted from your Dilapidation Deposit. An administration charge can also be deducted to cover the time incurred to arrange any dilapidation works.
